I understand you for I was a lender with GE Capital, SunTrust Bank, and Holliday Fenoglio Fowler (part of LendLease).  An understanding of underwriting hurdles comes from years as a fee appraiser plus experience as an underwriter, reviewer, and analyst with GE Capital, SunTrust Bank, Holliday Fenoglio Fowler, and Wachovia.  Beyond the fee appraisal and banking experience, I have construction management, home renovation, land development, and reposition/disposition of OREO experience, which all contribute to a better understanding of your expectations and real estate.
